Our client was looking for a large character apartment with good light.
They wanted to be walking distance to the beach, and also have some outdoor space.
A small block was highly desirable, and they also had a strict budget, so they needed the absolute best value for money.
Being such a high demand brief, we knew we had to try and find as many off-market options, as the on-market options usually sell for above fair value.
We initially missed out on a couple of apartments for that exact reason, the bidding went above where we could pay, and what was above true market value.
After a few weeks, we had narrowed it down to 2 options, but both were slightly above our maximum budget.
