From online shopping of every description, there really isn’t anything you cannot find online anymore. Groceries, cars, music, movies, even life partners…..and of course Real Estate too.
It’s very easy to open up realestate.com.au or domain.com.au and simply put in your search criteria and see what is available to buy. A 12 year old child can do it.
If we can’t find what we are looking for, in the price range and area we are after, we simply log off and try again tomorrow. Or we can set up an alert, and that will tell us about everything that hits the market….Right?
Well if you believe that to be true, then you will really struggle to secure your ideal property, particularly if you are looking in the most popular places to live, and around the median prices for those properties. You will be up against a lot of competition.
An example is the property market we are currently facing in Sydney.
Stock levels of properties on the market are very low and the constant wave of buyers are being funneled into the few properties that hit the internet.
While auction clearance rates are tracking just above 70% for Sydney, if you focus on the Eastern Suburbs, Lower North Shore and Inner West, that figure rises to just over 80%. That’s pretty high, especially when the majority of these Sydney properties sell prior to an auction.
A proactive approach is definitely required if you are to get off the merry-go-round of constantly looking for properties. Ways to be proactive include being constantly in contact with as many selling agents as possible.
Phone calls and email are good, but nothing builds rapport better than meeting agents face to face.
Inspecting as many properties as possible, even if they don’t look like they suit you. This will open your eyes to different possibilities.
Remember, many smaller issues with properties can be fixed or overcome. This is a great opportunity to add value also.
This approach definitely takes a lot more time and effort than simply sitting behind a computer, but nothing worthwhile in life simply falls in your lap.
