To help mitigate aircraft noise affecting nearby home owners, a curfew is enforced from 11pm to 6am at Sydney Airport.

While not all flights are prohibited, restrictions are placed on the types of aircraft and the number of flights permitted.

During the curfew, the limited flights that are allowed must take off or land over Botany Bay. 

Additionally, a limited number of international flights are allowed to land between 5:00am and 6:00am during Australia’s winter months.

 

If you are considering purchasing under a flight path:

 

  • Check the proximity to the airport and flight paths. Closer proximity to departing aircrafts, means greater potential noise impact.
  • Visit the property on various days and times, and in varying weather conditions, to assess the noise levels.
  • Inspect your property and neighbouring ones for noise insulation. Properties with insulation may indicate higher susceptibility to aircraft noise. However, effective insulation can also significantly reduce the impact of noise.
  • Local residents are the experts, speak to neighbours and local business to understand their experiences. Neighbours may be out of the house during work hours, but cafes and shops might have a better idea about noise levels during the working week.

 

Ask about noise levels on different days, times, find out about potential seasonal fluctuations and, if they have noise insulation, how effective has it been to reduce aircraft noise.

While suburbs that surround flight paths have historically lower sale price, results show that being positioned under a flight path won't discourage buyers from purchasing if the location meets their needs.

For Sydney Airport, proximity to the airport often means being near the water or the CBD, which significantly influences buyers' decisions.

The combination of affordability, excellent transportation, schools, and job prospects makes many people willing to compromise on noise issues.

Increasing prices are pushing buyers to consider suburbs with greater drawbacks, and most buyers are proving that they are willing to tolerate the noise in exchange for better value.
