Our client loved living near the beach, yet was sick of paying rent and wanted to have the security of a place of her own, that she could style the way she liked.

Our client was very specific on what she wanted, and had a long list of requirements, yet most importantly needed to keep within a tight budget.

The top requirements were; within 500 metres from the beach, a character Art Deco style property, small block - ideally just 4, minimum 80m2 internal space including 2 bedrooms and a study, have a private outdoor space, move in ready yet scope to add further value, close to public transport, good natural light and quiet internally.

Our client began to realise that this was very difficult to find, and decided to engage us as we had a proven track record of buying very well in the Bondi area.

We used a multiple focus strategy of targeting specific properties and buildings we knew would suit our clients brief, using our established local selling agent network, as well as targeting properties directly ourselves.

We finally found a great Off Market opportunity, and arranged a private inspection for our client.

In an Art Deco block of 4, and just 400m from Bondi Beach, and walking distance to cafes and restaurants, it was perfectly located to enjoy the relaxed beachside lifestyle our client had grown used to.

The North East aspect and windows on 3 sides gave the unit a bright open feel. The property also had the rare added bonus of potentially adding extra rooms below.

The biggest challenge we faced was securing within our clients tight budget, but after 2 weeks of negotiations, we achieved the result our client was after.
