Buyer’s Scenario

Our clients were a young family of four who had outgrown their apartment and were looking to upsize into a spacious and affordable family home.

The location needed to be easy access to rapid CBD transport, their children’s school in Maroubra, and walking distance to the beach. Our clients also wanted a generous backyard for the kids to play safely in, and a quiet family friendly street in a low density residential area.

As this was a property they intended on holding long-term, not only did they need the most suitable home for their family, they wanted to ensure the property would be the best investment possible, so they could capitalise on any potential upside in the future.

They both worked long hours and had a busy lifestyle, and wanted someone to represent them in the whole time-consuming process of searching to buy a home. They were looking for a Buyer’s Agent who had a proven track record in helping similar clients in that area.

 

Buyers Agent’s Solution

Over the duration of 3 weeks, we were able to shortlist 33 potentially suitable properties for our family clients, including 11 houses that were off-market or pre-market.

We took our clients along to inspect the most suitable properties. We advised on the potential in each property we inspected, along with various issues our clients needed to be made aware of also.

We narrowed the preference to four specific properties, however, our client’s most favoured property was above their budget by $150,000. While we worked away trying to negotiate this down to an affordable level, we continued evaluating and negotiating on other suitable options.

We were eventually successful on negotiating the favoured property down into our client’s budget. It more than satisfied all our clients’ criteria, being widely regarded as the best street in the suburb, and the tidy home was on a level 651m2 block.

The potential upside was already being demonstrated with other properties in the street, making this property a great home for now, and a great investment and development site for the future.
